Partnership Place Apartments

The project collaboration involves replacing an apartment building in the Partnership Place Apartment complex at the corner of W. Terrell Street and Short Street in southeast Greensboro. Click here for more information or scan the QR Code.

Prior to Partnership Homes purchase, an abandoned building on the property burned down, which created an empty lot in the complex. Partnership Homes rehabilitated the remaining 31 two-bedroom, one-bathroom townhomes, which are currently rented to low-income residents who previously experienced homelessness.
In March 2025, IHI Board of Directors approved to adopt the Partnership Place Apartment Collaborative Development as a first building project for the organization.
The total funding for building the “new” 6 apartment townhomes (one apartment will be one level for handicap accessibility) is estimated at $1.35 million.
Partnership Homes, Inc non-profit has approved funding for $300,000 towards the total project. One of the IHI member churches has approved to contribute another $300,000, thanks to a financial contribution to the church designated to address the housing crisis in Guilford County.
IHI has committed to raising funds for the remaining $750,000 for this first project.

IHI member churches provided winter emergency to 57 individuals experiencing homeless December 2024 – March 2025.

What makes this project special?

This project is the first housing project driven by a coalition of faith communities which will leverage future affordable housing construction in Greensboro.
This is a “shovel ready” zoned apartment project with the preliminary development plans (site map, engineer plan, architectural renderings) already in place.
IHI is partnering with Partnership Homes, Inc. an established Greensboro non-profit founded in 1998 who has expertise in developing affordable housing.

What does affordable housing mean for this project?

The Partnership Place Apartment townhome units will be rented to low-income residents whose income does not exceed 50% of Area Median Income (AMI).
The current AMI for Greensboro is $58,884 therefore a family earning $29,445 or less will be the target renters for this project.
The average rental will be approximately $575 per month.

Will my donation be tax deductible?

Yes, IHI is a federally recognized non-profit. Your donation is considered a charitable contribution.

What is the timeframe for making donations and pledges?

Of course, we would like your donation (form) or (online) as soon as possible. Once we raise the $600,000, the project can begin. If you make a pledge to support the Partnership Place Apartment project, we ask that you make your pledge by March 31, 2026, and complete your pledge funding by June 31, 2026.

Will IHI undertake any other housing projects?

Yes, the IHI Project Committee is already discussing plans for the next project. The Partnership Place Apartment collaborative is a great starter project to help IHI learn what’s needed for projects planned for the future.

Will IHI seek funding from the city and county?

If necessary, IHI will seek gap funding from the city of Greensboro and Guilford County.

What other sources of funding will be pursued?

IHI will pursue matching funds from organizations and corporations and, if necessary, apply for grants.

When will the project be completed?

This will depend on raising the additional $600,000. Once the funds are raised, the timeline for the project is expected to be completed within 15 months.
